Managing Large Homes Properly

Large country homes cannot be managed like ordinary holiday lets.

These properties require strategy.
They require experience.
They require the right guests.

At Group Retreats, we specialise exclusively in luxury accommodation for large groups. We manage and own properties ourselves, so we understand both the opportunity and the responsibility that comes with them.

We are not volume driven.
We are performance driven.

Considering Listing?

A Clear Division of Responsibility

We structure leases to ensure clarity and simplicity for both parties.

Group Retreats manages:
- Long term tenancies with guaranteed rent payments
- Routine maintenance, decor, servicing of plant and equipment
- Payment of buildings insurance
- Three months rent as security deposit

Owner retains responsibility for:
- External decor and upkeep
- Building structure, roof, window frames
- Replacement of 'end-of-life' plant and equipment (eg. boilers, sewerage systems)

Full details are discussed as part of the lease review.

How It Works

1. Initial Conversation
A confidential discussion to understand your property and objectives

2. Property Review
Assessment of suitability and lease potential

3. Lease Proposal
A structured commercial proposal based on your property

4. Lease Agreement Signed
Clear terms agreed with a structured transition into operation

Request a Confidential Lease Review

If you own a large property and are looking for a more predictable, hands off approach to managing it, we would be pleased to have a confidential conversation.

Submitting an enquiry does not commit you to entering into a lease agreement.

Retain the Asset. Remove the Burden.

A structured lease provides consistent income while preserving long term ownership and the integrity of the property.
